The 14-Day Rule: A Massive VA Loan Win for Guard and Reserve

For a long time, many of our Guard and Reserve members felt like they were stuck in a "waiting room" when it came to homeownership. You serve, you train, and you stand ready, but the rules for getting a VA loan were often a bit of a hurdle. Well, those hurdles just got a lot shorter.

On May 21, 2026, the House passed the "Home Affordability for Guard and Reserve Act" as part of H.R. 6047. This is a game-changer. It introduces what everyone is calling the "14-Day Rule," and it is going to help a lot of people.

What is the 14-Day Rule?

In the past, National Guard and Reserve members usually had to meet some pretty stiff requirements to get their Certificate of Eligibility (COE) for a VA loan. Most had to serve at least 90 days of active service or wait until they had completed six full years of reserve service.

That felt like a long time to wait to buy a home, didn't it?

The new 14-Day Rule changes the math completely. Now, the requirement for VA loan eligibility has dropped to just 14 total days of qualifying service. And here is the best part: that 14 days includes your training.

This isn't just a small tweak to a policy. This is a massive expansion of benefits. Experts estimate that this change opens the door for over 500,000 more service members to access the VA loan program.

The VA loan is widely considered one of the best mortgage products on the planet. Why?

  • No Down Payment: Most loans require 3%, 5%, or even 20% down. With a VA loan, you can buy with 0% down.
  • Lower Interest Rates: Because the government backs these loans, lenders can often offer rates that are lower than standard conventional loans.
  • No Private Mortgage Insurance (PMI): This saves you hundreds of dollars every single month.

If you have completed your initial training and have 14 days of service under your belt, you are now likely in the running for these benefits. It’s a "no-brainer" win for our community.

  • Pay Real Estate Agent Fees: If there are fees not covered by the seller, our credit can handle them.

Specifically, there is a small bump in refinance and assumption fees. However, if you are a veteran with a service-connected disability, you are generally exempt from these funding fees anyway. For everyone else, the trade-off of getting access to the VA loan years earlier is usually well worth the minor fee adjustment.
