The 21st Century ROAD to Housing Act: What Veterans Need to Know About the Landmark Bill Heading to the President’s Desk

Hello everyone! We have some incredibly exciting news to share from Washington D.C. that is going to make a huge difference for our military families. If you’ve been following the news lately, you might have heard about a big piece of legislation called the 21st Century ROAD to Housing Act.

This bill just passed the Senate with a massive 85-5 bipartisan vote and cleared the House 358-32. That kind of agreement is rare these days, and it shows just how important veteran housing is to everyone. Now, it’s heading straight to President Trump’s desk to be signed into law.

At Operation T.A.G. (Tangible Act of Gratitude), our mission is to do more than just say “thank you for your service.” We want to provide real, tangible support to help you get into a home. This new law is a giant step in that same direction. Let’s break down exactly what this means for you and how it pairs with our own Hometown Hero Credit.

Making the VA Loan More Visible

One of the biggest frustrations we hear from veterans is that they weren’t even told they were eligible for a VA loan when they started shopping. Sometimes, lenders push other types of loans because they’re more familiar with them or because they offer higher fees.

The ROAD to Housing Act changes the game. Under this new law, mortgage applications must now include clear information about VA-backed loan eligibility. This means that if you served, the lender is required to let you know that a VA loan is an option for you. Helping Our Homeless Veterans

One of the most heart-centered parts of this bill (and the related Housing for the 21st Century Act) addresses a long-standing issue for our most vulnerable heroes. In the past, some veterans were actually disqualified from housing assistance programs because their disability benefits pushed them just over the income limit.

How backwards is that? You get injured serving your country, you receive disability compensation, and then that same compensation prevents you from getting help with a place to live.

The new law fixes this. It officially excludes disability benefits from the income calculations used for housing assistance programs like HUD-VASH. This ensures that disabled and homeless veterans can get the support they need without their hard-earned benefits counting against them. It’s about time!

Grants and Loans for Home Repairs

Owning a home is a dream, but maintaining one can be a challenge. The 21st Century ROAD to Housing Act introduces HUD-backed grants and forgivable loans specifically for home repairs.

Whether it’s a leaky roof or making a home more accessible for a service-connected disability, these funds are designed to help you stay in your home safely and comfortably. This is a huge win for long-term homeownership and helps ensure that "home" remains a place of security for years to come.

The Bigger Picture: Supply and Investors

The credit is calculated as 2% of your loan amount, not the sales price. When you combine this 2% credit up to $21,000 with the new benefits from the ROAD to Housing Act, you are in a stronger position than ever before to achieve the dream of homeownership.
