What is the MOLD Act?

Introduced in January 2026, the MOLD Act is a bipartisan effort led by Senators who have finally said "enough is enough." This legislation is designed to hold private housing companies accountable for the conditions of the homes they manage on military installations.

Here are the key pillars of the MOLD Act:

  1. Independent Inspections: No more "we checked it ourselves and it's fine." The act mandates third-party, independent mold inspections to ensure an unbiased look at the property.
  2. Contractor Accountability: Privatized housing companies will be held financially responsible for mold remediation. This includes the cost of the inspection, the cleanup, and any property loss compensation for the family.
  3. Relocation Support: If a home is deemed uninhabitable, the company must cover the relocation costs for the family.
  4. BAH Refunds: If a family is forced to vacate their home due to mold hazards, the act requires refunds for the Basic Allowance for Housing (BAH) payments made during that period.
  5. Transparency: Companies must provide real transparency about previous water damage and humidity levels before a new family signs a lease.

This is a huge step forward, but as we know, legislation takes time to fully implement. While the MOLD Act creates a safety net, many families are looking for a more permanent solution: a way to get out of privatized housing and into a home they actually own and control.

As a non-profit partnering with the nation's 8th largest retail lender, we facilitate a 2% credit up to $21,000 to help military members, veterans, and Gold Star families buy or refinance a home.

Here is exactly how you can use this credit:

  • Pay Closing Fees: Wipe out those pesky administrative and title fees that pop up at the end of the deal.
  • Buy Down the Interest Rate: Use the credit to get a lower monthly payment for the life of your loan.
  • Pay Real Estate Agent Fees: Keep more of your hard-earned money in your pocket.
  • Pay Down Debt: In some cases, we can use the credit to help you pay down existing debt to help you qualify for your VA loan.

Important Note: It’s vital to remember that this 2% credit is calculated based on your loan amount, not the sales price of the home. Also, while it’s incredibly flexible, it cannot be used for a down payment or for non-loan purposes. Since VA loans are typically 0% down anyway, this credit is most powerful when used to cover everything else!
