Veterans… are you using all the VA benefits you’ve earned?

Every veteran knows about the VA home loan. Many know about the GI Bill. But what surprises us is how many military families never discover the dozens of other benefits they've earned through their service.

Not because they don't qualify. But because no one ever tells them.

Over the years, we’ve met countless veterans who missed out on property tax savings, education opportunities, healthcare resources, employment programs, and homeownership benefits simply because they didn't know they existed. That's frustrating. You served your country. You shouldn't have to become a full-time researcher just to find the benefits you've already earned.

Let's change that today. Here is a comprehensive breakdown of the core benefits worth exploring, how to maximize them, and how to take action right now.

1. Homeownership Benefits

The VA Home Loan remains one of the most valuable mortgage programs in America. Eligible active-duty military members, reservists, veterans with honorable discharge, and Gold Star spouses can purchase a home with zero down in most cases, avoid private mortgage insurance (PMI), and secure highly competitive interest rates.

Homeownership and Property Tax Savings

Beyond the standard VA loan, many states, lenders, and nonprofit organizations offer additional assistance to reduce closing costs or make homeownership more affordable.

This is where our flagship non-profit program, in partnership with the nations 10th largest residential lender comes in. The Hometown Hero Credit, a program of Operation T.A.G. (Tangible Act of Gratitude), provides military families with a 2% credit up to $21,000 to help them purchase or refinance a home.

How the Hometown Hero Credit Can Be Used

To make the most of this benefit, it helps to understand exactly how the 2% credit can be applied:

  • Pay closing fees: Cover title, escrow, and lender processing fees seamlessly.
  • Buy down the interest rate: Secure a lower monthly payment over the life of your loan.
  • Pay real estate agent fees: Offset transaction costs.
  • Pay down debt: In some cases, pay down existing revolving or installment debt to improve debt-to-income (DTI) ratios and help with VA loan qualification.

Please note: The Hometown Hero Credit cannot be used for down payments or for non-loan purposes. Additionally, the 2% credit is calculated on the loan amount, not the sales price: and since VA loans generally do not require a down payment, this calculation maximizes your purchasing power. Best of all? No repayment required, no games, no gimmicks, and it is not limited to first-time buyers.

Mission Tip: Don't assume the VA loan is your only benefit. Ask what state, local, employer, lender, and nonprofit programs: such as the Hometown Hero Credit: may be available in addition to your VA eligibility.

2. Property Tax Savings

Many states offer substantial property tax exemptions or reductions specifically tailored for disabled veterans, surviving spouses, and in some regions, all honorably discharged veterans.

These programs vary widely by state and county, but they can save hundreds: or even thousands: of dollars each year, significantly lowering your ongoing cost of homeownership.

Mission Tip: Check directly with your local county assessor's office or tax commissioner to see what exemptions and disability-based reductions are available where you live.

3. Education Benefits

While the GI Bill is widely recognized, many veterans do not realize that educational benefits may also be transferable or available for spouses and dependent children.

There are also specialized scholarship programs, state tuition assistance grants, and vocational training opportunities that frequently go unused.

Mission Tip: Even if you have completed your own formal education, find out whether your spouse or dependents qualify for state or federal educational assistance programs.

4. Career Resources

Transitioning from military service into the civilian workforce isn't always easy. Fortunately, numerous organizations and federal initiatives offer career counseling, résumé assistance, interview coaching, apprenticeship programs, and targeted hiring initiatives for veterans.

Employers across the nation actively seek out veterans because of their proven leadership, discipline, adaptability, and strong work ethic.

Mission Tip: Don't overlook state workforce agencies and local veteran employment representatives who can connect you with veteran-friendly employers in your area.

5. Healthcare & Support Services

Healthcare extends well beyond routine medical appointments. Eligible veterans may qualify for specialized mental health services, caregiver support programs, adaptive housing grants, transportation assistance, and wellness counseling.

If you have never explored what the VA offers beyond primary care, schedule a visit to your local VA healthcare provider or veterans center to review your full spectrum of eligible services.

6. Community Resources

Across America, dedicated veteran service organizations work every day to support military families. Organizations such as the Veterans of Foreign Wars (VFW), The American Legion, and Disabled American Veterans (DAV) provide invaluable assistance with VA claims, benefits appeals, community networking, and advocacy.

Don't overlook the value of your local County Veterans Service Office (CVSO) either. They provide personalized, face-to-face guidance at absolutely no cost.

Gratitude in Action

At Operation T.A.G., we believe gratitude means more than simply saying, "Thank you for your service." It means helping military families understand the benefits they've earned, make informed financial decisions, and build stronger, more secure futures.

Knowledge is one of the most valuable resources we can share. Because when one veteran learns something new, an entire military family benefits.
