Currently, while the VA limits some fees, the total "sticker shock" at the closing table can still be a major deterrent. In the current market, non-VA closing costs can range anywhere from 2% to 6%. By capping these fees at 1.5%, the bill ensures that veterans aren't being overcharged just for using the benefit they earned through their service.
